Purchase of a freehold residential property

Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

The fees are applicable to property up to the value of £1,000,000.00. Property above this value will be charged at 0.1% of the purchase price.

Conveyancer's fees and disbursements

  • Legal fee £750.00 - £950.00
  • Search fees £350.00 approx
  • HM Land Registry fee £40.00 – £270.00 for property up to a value of £1,000,000.00 and £455.00 for a property over £1,000.000.00. The exact amount depends on the exact value of the property and assumes that the application can be made electronically at the Land Registry.
  • Electronic money transfer fee £35.00 plus VAT
  • VAT payable on Legal fee at 20%

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

Stamp Duty or Land Tax (on purchase)

This depends on the purchase price of your property. You can calculate the amount you will need to pay by using https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro or if the property is located in Wales by using https://beta.gov.wales/land-transaction-tax-calculator

 

Purchase of a leasehold residential property

The fees are the same as purchasing a freehold property except that there is an additional Conveyancer’s fee of £150.00 plus VAT

There are Disbursement unique to Leasehold property that may be applicable. These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents. They are set out below:

  • Notice of Transfer fee – This fee if chargeable is set out in the lease. Often the fee is between £30.00 - £50.00.
  • Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease. Often the fee is between £30.00 -£50.00
  • Deed of Covenant fee – This fee is provided by the management company for the property and can be difficult to estimate. Often it is between £150.00 - £250.00.
  • Certificate of Compliance fee - To be confirmed upon receipt of the lease, as can range between £100.00 - £200.00.

You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.

Sale of a freehold residential property

Our fees cover all of the work required to complete the sale of your home, including dealing with Land Registry and redeeming any mortgages.

The fees are applicable to property up to the value of £1,000,000.00. Property above this value will be charged at 0.1% of the sale price.

  • Legal fee £750.00 - £950.00
  • Electronic money transfer fee £35.00 plus VAT
  • VAT payable on Legal fee at 20%

Sale of a leasehold residential property

The fees are the same as purchasing a freehold property except that there is an additional Conveyancer’s fee of £150.00 plus VAT

  • Managing agents/Freeholder pack. Often the fee is between £200.00 - £500.00.
  • Certificate of Compliance fee - To be confirmed upon receipt of the lease, as can range between £100.00 - £200.00.

Remortgage of a residential property

Our fees cover all of the work required to remortgage your home, including dealing with registration at the Land Registry.

The fees are applicable to property up to the value of £1,000,000.00. Property above this value will be charged at 0.1% of the purchase price.

Conveyancer's fees and disbursements

  • Legal fee £500.00
  • Search fees £350.00 approx
  • HM Land Registry fee £20.00 – £60.00 for property up to a value of £1,000,000.00 and £125.00 for a property over £1,000.000.00. The exact amount depends on the exact value of the property and assumes that the application can be made electronically at the Land Registry.
  • Electronic money transfer fee £35.00 plus VAT
  • VAT payable on Legal fee at 20%
