FAQ Topics

What is the difference between leasehold and freehold?

With a leasehold property, you own the property for the length of your lease but not the land it stands on, this is owned by the freeholder. With freehold, you own both the property and the land outright.

Can I extend my lease?

Yes, Lease extensions are common and can protect the value of your property. We can advise you on eligibility, costs, and the best time to extend.

What are service charges and ground rent?

Leaseholders usually pay service charges for the upkeep of communal areas and ground rent to the freeholder. We review these terms to ensure they are fair and transparent.

Can I buy the freehold of my property?

In many cases, leaseholders can collectively purchase the freehold (a process known as enfranchisement). We guide you through the process and help you understand your rights.

Do I need a solicitor when buying or selling a leasehold property?

Yes, leasehold transactions can be more complex than freehold, involving extra checks on the lease terms, service charges, and management company requirements. Having an experienced solicitor ensures a smooth process.
